Santiago Skyworld 2.0 Price List and Total Cost: Stamp Duty, GST and Charges

The full cost of every home at Santiago Skyworld 2.0, from agreement value to stamp duty, GST, registration and the charges at possession.

The headline price of a new flat is rarely what you pay. Stamp duty, registration and GST are added on top, and builders collect several more charges at agreement and possession. This guide sets out the full cost of every home at Santiago Skyworld 2.0 in Indrayani Nagar, Bhosari, using the developer's cost sheet.

In short: agreement values at Santiago Skyworld 2.0 run from ₹1.47 crore for a 1,332 sq ft 3 BHK to ₹2.11 crore for a 1,956 sq ft garden flat. Stamp duty of 7%, GST of 5% and ₹30,000 registration take the totals to ₹1.65 crore and ₹2.37 crore, and about ₹3.4 lakh more is payable at agreement and possession, plus GST on maintenance and floor rise from the 5th floor.

Other charges

ChargeAmountWhen
Legal charges₹25,000At agreement registration
Floor rise₹50,000Homes from the 5th floor up
Main-road-facing homesExtra charge, on requestAt booking
Society formation₹50,000At possession
MSEB meter₹50,000At possession
Maintenance, first year₹90,000 plus 18% GSTAt possession
Pradhikaran transfer fee₹1.25 lakh or as per normsAt possession

Together these add about ₹3.4 lakh, plus GST on maintenance, before any floor rise or road-facing charge; the Pradhikaran transfer fee depends on the authority's norms at the time.

Worked example: the 1,332 sq ft 3 BHK on the 8th floor

Agreement value₹1,47,33,500
Stamp duty, registration and GST₹17,98,075
Legal charges₹25,000
Floor rise₹50,000
At possession (society, MSEB, maintenance with GST, transfer fee)₹3,31,200
Approximate total₹1,69,37,775

So budget about ₹1.70 crore for the smallest home, before interiors and any loan costs. The developer describes prices as negotiable, so a lower agreement value would reduce stamp duty and GST too.

Price per square foot

On agreement value, the standard homes work out to about ₹11,060 per sq ft and the garden flats to about ₹10,780, so the larger garden flats carry no premium per square foot. All-inclusive, the standard homes are about ₹12,400 per sq ft. Areas are as given on the cost sheet; ask for the RERA carpet area of your home and check that it is written into the agreement.

Financing

Banks lend on the agreement value, not the total, so stamp duty, registration and the possession charges usually come from your own funds. Our 2026 home-loan checklist covers eligibility, documents and what to ask your bank, and our guide to what every buyer should verify on MahaRERA explains how to check a project's registration before you pay.
