Buying at Nirvana, Baner Before Possession: A Checklist for Nearly Ready Luxury Homes

Nirvana is planned for possession in December 2026. What to verify before booking a nearly ready home: RERA progress, OC, the all-inclusive price, parking and a snag inspection.

Buying a home that is months rather than years from completion changes the risks. You can see the building, walk the floors and judge the finishes, but you also have less time to arrange a loan and more paperwork to check. Nirvana by Nirman Greens on the Aundh-Baner Link Road, Baner, is planned for possession in December 2026, and this checklist sets out what to verify before you book there or at any nearly ready luxury project.

In short: check the MahaRERA progress and completion date for P52100047528, ask whether the occupancy certificate for Tower A has been applied for or received, confirm that the ₹5.61 crore or ₹6.91 crore all-inclusive price covers GST, stamp duty and registration, get your three car parks allotted by number in the agreement, and inspect the flat against the brochure specification before you take possession.

1. RERA registration and progress

Look up P52100047528 on the MahaRERA website. Check the proposed completion date, any extensions, the quarterly progress reports and the number of units booked. A project that is genuinely close to completion will show most construction stages complete. Our guide to what every buyer should verify on MahaRERA walks through each section of the registration.

2. Occupancy certificate

You can only take legal possession once the municipal corporation has issued an occupancy certificate (OC) for your building. In a multi-tower project, towers can receive their OCs at different times, so ask specifically about Tower A, where Nirvana's 4 and 4.5 BHK homes are, and ask for a copy when it is issued.

3. What the all-inclusive price includes

Nirvana's 4 BHK is offered at ₹5.61 crore and its 4.5 BHK at ₹6.91 crore, all inclusive. Ask for the cost sheet and confirm that it includes the agreement value, stamp duty, registration and GST, and find out what is extra, such as maintenance deposits, society formation charges, legal fees and floor rise. Note that GST applies to homes sold before completion; if the OC is issued before your agreement is registered, ask how the price is adjusted.

4. Parking, storage and other allotments

Each 4 and 4.5 BHK comes with three covered car parks. Make sure the agreement names the parking spaces and their level, rather than promising them generally. Ask the same about any storage, the helper room in the 4.5 BHK and the use of the tower's exclusive rooftop amenities.

5. Inspect the flat against the specification

With a nearly ready project, you can check the work rather than the brochure. At Nirvana, the specification includes:

  • marble flooring in the living room, dining, kitchen, bedrooms and bathrooms, and wooden-finish tiles on balconies;
  • a fully furnished modular kitchen with a hob, chimney, water purifier and oven;
  • system windows, veneer-finished doors and a video door phone;
  • boilers in all bathrooms and glass shower cubicles;
  • home automation in the living and dining area, and air conditioning in the living room, dining and bedrooms;
  • 100% generator backup.

On a snag inspection, check the marble for cracks and uneven joints, window seals and locks, water pressure and drainage in every bathroom, waterproofing on balconies and sit-outs, and that every appliance and switch works. Write down every defect and get the repairs confirmed before you sign the possession letter.

6. Home loan timing

A home that is nearly complete means the bank releases most of the loan within a short time, so your EMIs start almost at once instead of a long period of pre-EMI interest. Get the loan sanctioned before you book, and check that the bank has approved the project. Our 2026 home-loan checklist lists the documents you will need.

7. Amenities and society handover

Ask which amenities will be ready at possession: the clubhouse with its infinity-edge lap pool, the ground-level gym, sauna and squash court, and the rooftop pool and sky bar of Tower A. Also ask when the society will be formed and when maintenance passes from the developer to the residents.
