Avani Amara in Keshav Nagar, Mundhwa offers three kinds of home: a compact 2 BHK in Wing B, a regular 2 BHK in Wing A and a 3 BHK, also in Wing A. The differences go beyond the number of bedrooms, so this guide compares their sizes, layouts and price per square foot to help you choose.
In short: the compact 2 BHK (609 to 638 sq ft, from ₹75 lakh) is a bedroom plus a study room, the Wing A 2 BHK (800 to 802 sq ft, price on request) has two full bedrooms, and the 3 BHK (1,054 to 1,055 sq ft, from ₹1.30 crore) adds a third bedroom. On total carpet area, the compact 2 BHK and the 3 BHK cost almost the same per square foot, about ₹12,300.

Prices are the developer's all-inclusive starting prices. Each wing has two lifts and a fire lift, so Wing B's five homes per floor share the same number of lifts as Wing A's four.
Carpet area or total carpet area?
The brochure's flat carpet is the carpet area defined by RERA: the usable floor inside the walls. The total carpet area adds the balcony, which is 6.87 sq m (about 74 sq ft) in Wing B and 7.50 sq m (about 81 sq ft) in Wing A. When you compare Avani Amara with another project, make sure both quote the same figure. Here the total carpet area is 8 to 14% larger than the RERA carpet area.
Compact 2 BHK: a bedroom plus a study
The developer lists the Wing B homes as 2 BHK (C). On the plan, the second room is marked as a study room, beside a bedroom, a living room, a kitchen with a dry balcony, a balcony and two toilets. That makes it a good fit for a couple who work from home, or as a first home with room for a small child, but it is not the same as a two-bedroom flat.
2 BHK and 3 BHK in Wing A
The Wing A homes have full bedrooms: two in the 2 BHK and three in the 3 BHK. The 3 BHK adds roughly 250 sq ft of carpet area over the 2 BHK, which buys the third bedroom. Both have a balcony off the living room and a kitchen with a dry balcony.

On total carpet area the two homes cost almost exactly the same per square foot. On RERA carpet area, the 3 BHK is about 5% cheaper, because its balcony is a smaller share of the home. The price of the Wing A 2 BHK has not been published, so ask for a quote before comparing it.
Which should you choose?
Choose the compact 2 BHK if
- your budget is close to ₹75 lakh, all inclusive;
- a study or home office matters more to you than a second full bedroom;
- you are buying your first home in east Pune.
Choose the Wing A 2 BHK if
- you need two full bedrooms;
- you want fewer neighbours per floor: four homes instead of five.
Choose the 3 BHK if
- you have, or plan, a family that needs three bedrooms;
- you want the lower rate per square foot of RERA carpet.
What stays the same
Every home shares the same amenities: the clubhouse, pool, sports court, rooftop areas, co-working hub and crèche. Every home also gets the same specifications, including vitrified tiles, a biometric lock on the main door, AC points in the living room and bedrooms and 5 A generator backup.
