Godrej Skyline in Koregaon Park Annexe gives buyers an unusual choice. The project has four towers, and each one holds only one kind of home. Two of them, Towers 1 and 2, form the Luxury series. The other two, Towers 3 and 4, form the Windsor series. Both series offer 3 BHK and 4 BHK homes, but the sizes, finishes and prices are quite different.
This guide puts the two side by side so you can decide which tower fits your family and budget.
In short: Windsor homes (Towers 3 and 4) are smaller, from 1,349 sq ft, and cheaper, from ₹3.49 crore, with vitrified tiles, wooden flooring in the bedrooms and Kohler fittings. Luxury homes (Towers 1 and 2) are larger, from 1,549 sq ft and ₹4.05 crore, with imported marble and TOTO fittings. The price per square foot is almost the same in all four, between about ₹25,400 and ₹26,150, so the real choice is how much space you need.

How the towers are divided
| Tower | Series | Home type | Homes per floor |
|---|---|---|---|
| Tower 1 | Luxury | 3 BHK only | 3 |
| Tower 2 | Luxury | 4 BHK only | 2 |
| Tower 3 | Windsor | 4 BHK only | 2 |
| Tower 4 | Windsor | 3 BHK only | 3 |
All four towers share the same height (29 residential floors above five podium levels), the same E-deck and sky-level amenities, and the same parking rule: two car parks for every 3 BHK and three for every 4 BHK.
Sizes compared
The figures below are the total RERA area: the carpet area plus exclusive areas such as balconies. The carpet area alone is shown in brackets.
| Home | Windsor | Luxury | Extra space in Luxury |
|---|---|---|---|
| 3 BHK | 1,349 to 1,363 sq ft (carpet 1,224 to 1,227 sq ft) | 1,549 to 1,586 sq ft (carpet 1,352 to 1,364 sq ft) | about 200 to 225 sq ft |
| 4 BHK | 1,808 to 1,811 sq ft (carpet 1,646 to 1,648 sq ft) | 2,397 sq ft (carpet about 2,091 sq ft) | about 590 sq ft |
The gap is modest for the 3 BHK, roughly one extra room's worth of space, but large for the 4 BHK. A Luxury 4 BHK is about a third bigger than a Windsor 4 BHK.

Room sizes compared
Square footage only tells part of the story. These room sizes come from the developer's unit plans for the X01 home in each tower:
| Room | Windsor 3 BHK (Tower 4, 1,363 sq ft) | Luxury 3 BHK (Tower 1, 1,554 sq ft) | Windsor 4 BHK (Tower 3, 1,811 sq ft) | Luxury 4 BHK (Tower 2, 2,397 sq ft) |
|---|---|---|---|---|
| Living and dining | 12'0" x 23'0" | 25'0" x 14'6" | 15'4" x 21'4" | 32'10" x 15'6" |
| Main balcony | 11'10" x 5'4" | 22'6" x 5'10" | 10'11" x 6'4" | 32'7" x 7'0" |
| Kitchen | 11'0" x 8'6" | 11'11" x 10'4" | 8'0" x 11'7" | 13'3" x 10'0" |
| Master bedroom | 15'0" x 12'0" | 12'6" x 15'11" | 16'6" x 12'6" | 13'0" x 17'0" |
| Other bedrooms | 12'11" x 11'0", 11'0" x 12'6" | 11'0" x 15'1", 11'0" x 13'1" | 11'8" x 14'0", 12'0" x 11'9", 11'6" x 14'10" | 12'0" x 17'0" (junior master), 11'0" x 13'6", 10'11" x 13'0" |
| Servant room with toilet | No | No | Yes, 7'3" x 8'6" | Yes, 7'0" x 8'10" |
The Luxury homes are laid out wide: in Tower 1 the living and dining room is 25 ft across and in Tower 2 almost 33 ft, each with a balcony nearly as wide, so most of the home faces outwards. The Windsor homes are deeper and narrower, with the living and dining room running about 21 to 23 ft from front to back. Both 4 BHK towers include a servant room with its own toilet, which the 3 BHKs do not.

Prices and value per square foot
These are the developer's all-inclusive starting prices. To compare value fairly we divide each starting price by the smallest home of that type. Actual quotes vary with floor, view and availability.
| Home | Starting price | Smallest home | Per sq ft (total RERA area) |
|---|---|---|---|
| Windsor 3 BHK (Tower 4) | ₹3.49 crore | 1,349 sq ft | about ₹25,870 |
| Luxury 3 BHK (Tower 1) | ₹4.05 crore | 1,549 sq ft | about ₹26,150 |
| Windsor 4 BHK (Tower 3) | ₹4.69 crore | 1,808 sq ft | about ₹25,940 |
| Luxury 4 BHK (Tower 2) | ₹6.09 crore | 2,397 sq ft | about ₹25,410 |
Two things stand out. First, the price per square foot barely changes across the four options, staying within about 3%. You are mostly paying for space, and the Luxury finishes come at almost no premium per square foot. Second, the Luxury 4 BHK works out as the lowest rate per square foot in the project, so buyers who need a large home get the most space for their money there.
Finishes compared
| Item | Luxury (Towers 1 and 2) | Windsor (Towers 3 and 4) |

| Bedrooms | Imported marble | Laminated wooden flooring |
| Kitchen platform | Quartz, with quartz tile dado | Quartz-finished tile, vitrified tile dado |
| Toilet walls | Engineered or artificial marble | Large-format designer wall tiles |
| Sanitary and CP fittings | TOTO or equivalent | Kohler or equivalent |
| Lift lobby | Tile finish | Large imported marble tiles |
| Both series | Laminated pre-hung doors, digital main-door lock, video door phone, UPVC windows with mosquito mesh, laminated glass balcony railings | |

Which should you choose?
Choose a Windsor home if
- you want a Godrej address in Koregaon Park Annexe at the lowest entry price, from ₹3.49 crore;
- you prefer warm wooden flooring in the bedrooms over marble;
- a 4 BHK of about 1,800 sq ft is enough for your family.
Choose a Luxury home if
- you want imported marble throughout and a larger living and dining space;
- you need a genuinely large 4 BHK, close to 2,400 sq ft, which also has the best rate per square foot here;
- you are moving from a bungalow or a large older flat and don't want to give up space;
- you want a wide living room with a full-width balcony rather than a deeper, narrower layout.
What stays the same
Whichever tower you pick, you share the same amenities: the E-deck pools and courts, the clubhouse with squash and indoor badminton, and the sky level with its temperature-controlled pool, sky gym, library and workspace. Every home also keeps the low-density layout of two or three homes per floor, and the project shares one MahaRERA registration (PM1260002400007) with a proposed completion date of 30 November 2029.

Luxury vs Windsor: frequently asked questions
What is the difference between the Luxury and Windsor towers at Godrej Skyline?
Size, finishes and price. Luxury homes (Towers 1 and 2) measure 1,549 to 2,397 sq ft and have imported marble flooring, a quartz kitchen platform and TOTO fittings. Windsor homes (Towers 3 and 4) measure 1,349 to 1,811 sq ft, with vitrified tiles in the living areas, wooden flooring in the bedrooms and Kohler fittings. Amenities, parking and the MahaRERA registration are the same.
Which towers have the 4 BHK homes?
Tower 2 (Luxury, 2,397 sq ft, from ₹6.09 crore) and Tower 3 (Windsor, 1,808 to 1,811 sq ft, from ₹4.69 crore), each with two homes per floor. The 3 BHK homes are in Towers 1 and 4, with three per floor.
Which home gives the best value per square foot?
The Luxury 4 BHK in Tower 2, at about ₹25,410 per sq ft of total RERA area on its starting price. The highest is the Luxury 3 BHK in Tower 1 at about ₹26,150, so all four options are within about 3% of each other.
Do the 3 BHK homes have a servant room?
No. Only the 4 BHK homes have one: the Tower 2 and Tower 3 plans both include a servant room with its own toilet, 7'0" x 8'10" and 7'3" x 8'6" in the X01 units.
Is parking different between the two series?
No. In both series every 3 BHK gets two car parks and every 4 BHK three, in tandem or independent bays.
