Atlantis in Indrayani Nagar has three kinds of home: a 3 BHK, a 4 BHK and a 3 BHK garden flat on the first floor. They differ in space, outdoor area, parking and total cost, so this guide sets them side by side using the developer's cost sheet and floor plan tables.
In short: the 3 BHK (about 1,123 sq ft, ₹1.41 crore all in) suits most families; the 4 BHK (about 1,460 sq ft, ₹1.83 crore all in) adds a fourth bedroom, a bigger balcony and a third car park; and the garden flat (1,869 to 1,911 sq ft, from ₹2.20 crore all in) adds a large private terrace.
The three home types
| 3 BHK | 4 BHK | 3 BHK garden flat | |
|---|---|---|---|
| Size (cost sheet) | 1,123 sq ft | 1,460 sq ft | 1,869 to 1,911 sq ft |
| Carpet (brochure) | 92.79 to 93.36 sq m | 113.28 to 113.29 sq m | 92.79 to 93.36 sq m |
| Balcony | 9.77 to 10.56 sq m | 17.74 sq m plus 3.05 sq m terrace | 9.77 to 10.56 sq m plus a 71 to 125 sq m terrace |
| Covered parking | 2 | 3 | 2 |
| Agreement value | ₹1.26 crore | ₹1.63 crore | ₹1.96 to ₹2.01 crore |
| Total package | ₹1.41 crore | ₹1.83 crore | ₹2.20 to ₹2.25 crore |

3 BHK
The 3 BHK is the most common home, with six on every typical floor. Its carpet area of about 1,000 sq ft plus a balcony of about 110 sq ft is large for a 3 BHK in PCMC, and two covered car parks come with it.
4 BHK
There are only two 4 BHK homes per floor. Beyond the fourth bedroom, the 4 BHK has the largest balcony in the project, about 190 sq ft, a small formed terrace and three covered car parks. It costs about ₹42 lakh more than a 3 BHK on the total package.
Garden flat
The six first-floor 3 BHK homes have the same carpet areas as the standard 3 BHK but come with large formed terraces of roughly 760 to 1,340 sq ft. That makes them the closest thing to a bungalow garden in the project, ideal for children, pets or entertaining, but you pay for the terrace: about ₹79 to ₹84 lakh more than a standard 3 BHK on the total package.

Price per square foot
On agreement value, the 3 BHK works out to about ₹11,210 per sq ft of the cost-sheet area, the 4 BHK to about ₹11,180 and the garden flats to about ₹10,500. The garden flats look cheaper per square foot because their area includes a large terrace, which is outdoor space, not rooms.
Which should you choose?
Choose the 3 BHK if
- you want space and two car parks at the project's lowest price, about ₹1.41 crore all in.
Choose the 4 BHK if
- you need a fourth bedroom or study, or a third car park for a larger family.
Choose a garden flat if
- a private outdoor terrace matters more to you than a higher floor.
