In short: 2 BHK homes of 857 sq ft start at ₹1.08 crore and 3 BHK homes of 1,198 sq ft cost ₹1.48 crore (agreement value), or ₹1.21 crore and ₹1.66 crore with stamp duty, GST and registration. Usable area is RERA carpet plus balcony; the 2 BHK has 726 to 738 sq ft of RERA carpet and the 3 BHK about 1,062 sq ft. Towers and layout
The site is a long strip with a single drive way looping around five buildings. At the entrance, a commercial building has retail on the ground and mezzanine floors and commercial floors above; behind it, four residential towers rise to 13 floors over two basements and a podium. About 10% of the plot, at the far end, is kept as open space on the ground.
The Tower A sales plans show four homes on each typical floor, two 2 BHK and two 3 BHK, around a central lobby with two lifts. The top two floors hold four duplex homes; our duplex guide walks through them.
Amenities
The amenities sit on a terrace amenity floor that runs the length of the towers: a children's play area, an open gym and yoga deck, a senior citizens' plaza, a sit-out, a lawn and a party lawn, a sand pit, a BBQ area, a stargazing deck and four gazebos. There is no swimming pool or clubhouse on the plans.
Location
The site sits behind Hotel Tip Top International, west of the Mumbai-Bengaluru highway. An 18 m access road links it to the highway service road, the far end of the plot reaches towards Bhumkar Wasti Road, and an 18 m DP road is planned along its southern edge. Bhumkar Chowk, where the road to Hinjewadi meets the highway, is about a kilometre to the north.
Before you book
- The documents we received give no possession date. Check the completion date on the MahaRERA registration and get it in the agreement.
- Ask how many car parks come with the 2 and 3 BHK homes; only the duplex prices say two.
- Maintenance for 24 months plus taxes is payable at possession, but the cost sheets don't give the rate.
