Sai Kripa Shops in Ravet Pradhikaran: Price, Size and What to Check

Eight ground-floor shops on a 10.5 m road in Sector 29, Ravet, at ₹1.33 crore. Size, price per square foot, catchment and a checklist for shop buyers.

Shops on the ground floor of a residential building are a familiar format in Pune's suburbs. Sai Kripa, by Krishna Rama Developer in Sector 29, Ravet, has eight such shops below its 36 homes. This guide looks at their size, price, frontage and catchment, and what to check before you buy.

In short: Sai Kripa's eight ground-floor shops face a 10.5 m road and are priced at ₹1.33 crore agreement value (₹1.49 crore all inclusive) for 555 sq ft on the cost sheet. The brochure plan shows each shop as 40'0" x 10'0", 399 sq ft of carpet, so confirm the area in your agreement. The brochure targets cafés, boutiques, pharmacies and everyday essentials.

Price per square foot

On the cost sheet's 555 sq ft, the agreement value works out to about ₹24,000 per sq ft; on the brochure's 399 sq ft of carpet it would be about ₹33,400. That gap is the single most important thing to settle before you book: ask the developer what the 555 sq ft includes and make sure the agreement states the carpet area. For comparison, the double-height shops with mezzanines at Krishna Rama's Sai Ratan in the same sector are priced at about ₹24,000 per sq ft on their listed areas.

The catchment

The brochure's case for the shops rests on footfall from three groups:

  • Students: PCCOE and the D. Y. Patil schools and colleges are about 5 minutes away, with S. B. Patil College of Architecture and DYPIMS about 10.
  • Families: Pradhikaran's sectors are densely residential, and the developer cites more than 6,000 homes in the vicinity.
  • Daily commuters: Akurdi railway station is about 5 minutes away, and the old Mumbai-Pune highway about 10.

The 36 households upstairs add a small captive market of their own.

What kind of business suits these shops?

A 10 ft wide, 40 ft deep shop with a glass front suits businesses that need visibility more than width: a pharmacy, a café or bakery, a salon, an optician, a stationery or mobile shop for students, or a clinic. The brochure names cafés, boutiques, pharmacies and everyday essentials. Larger formats such as a supermarket would need two or more adjoining units.

What to check before buying a shop

  • Carpet area: get the RERA carpet area in writing, given the gap between the cost sheet and the brochure.
  • Permitted use: confirm that the use you plan, such as food service or a clinic, is allowed in the building's sanction and society rules.
  • Signage and parking: ask where signboards may go and how customer parking on the driveways will be managed.
  • Total cost: add legal charges of ₹20,000, a year's maintenance and any Pradhikaran transfer fee to the all-inclusive price.
  • RERA: check the registration, PM1260002500965, and the construction progress on MahaRERA; our guide to what every buyer should verify on MahaRERA shows how.
