The difference between Grand and Luxe is mostly outdoor space, which is why the same RERA carpet area can come with very different usable areas. In short: the 2 BHK Grand (about 828 sq ft usable) starts at ₹1.18 crore and a 928 sq ft 2 BHK at ₹1.32 crore. Both 3 BHK layouts have about 984 sq ft of RERA carpet, but the Luxe adds about 300 sq ft more balcony and terrace space than the Grand: 1,453 against 1,153 sq ft of usable area.

Three area figures, explained
The RERA carpet area is the usable floor inside your walls, excluding balconies; it is the figure your agreement must state. The usable area adds balconies, terraces and garden areas, which at Purva Aspire includes the Twin Living outdoor lounge. The super built-up area adds a share of the common areas such as lobbies, lifts and the clubhouse. The 2 BHK Grand's 828 sq ft of usable area is about 15% more than its RERA carpet, while its super built-up area is about 64% more.
Grand or Luxe?
For the 3 BHK, the RERA carpet is the same in both versions, about 984 sq ft. The Luxe's extra 300 sq ft of usable area is outdoor space: a larger outdoor lounge and open balcony. For the 2 BHK, the Luxe adds about 50 sq ft of carpet and about 150 sq ft of usable area over the Grand. If you plan to use the outdoor lounge as a real room, for a home bar, a garden or a pet area, the Luxe gives you noticeably more of it.
Price per square foot
At ₹1.18 crore, the 2 BHK Grand works out to about ₹14,250 per sq ft of usable area, about ₹16,400 per sq ft of RERA carpet and exactly ₹10,000 per sq ft of super built-up area. The 928 sq ft 2 BHK at ₹1.32 crore is about ₹14,220 per sq ft of usable area, so the two are priced at almost the same rate. Ask for 3 BHK prices on the same basis so you can compare like with like.
