The master layout
The plot fronts the Hinjawadi–Maan Road. Along the road runs the Excellaa Highstreet, a strip of shops with parking and two landscaped open spaces between it and the road. Behind it, buildings A, B, C and G form the front row and D, E and F the back row, facing each other across a long central lawn with a clubhouse and swimming pool. Driveways of 6 to 7.5 m circle the buildings, with a services area at the back and an amenity space on the western side.
The homes
There are three 2 BHK layouts and three 3 BHK layouts. Every one has a work-from-home nook beside the entrance, a dry balcony off the kitchen and ledges for AC outdoor units. The 2 BHK homes have living and dining rooms of 18 to 18'6" wide and two toilets; the 3 BHK homes have living and dining rooms of 19 to 20 ft, a 16 ft main bedroom and three toilets. Prices
The developer quotes all-inclusive prices of ₹89 lakh to ₹99 lakh for a 2 BHK and ₹1.21 crore to ₹1.37 crore for a 3 BHK. "All inclusive" usually covers the agreement value with stamp duty, GST and registration, but check exactly what it includes, such as parking, maintenance deposits and legal charges, on a written cost sheet.

What to check at pre-launch
