In short: 2 BHK homes come in 725 and 825 sq ft and cost ₹89 to 99 lakh; 3 BHK homes come in 1,000 and 1,100 sq ft and cost ₹1.21 to 1.37 crore, all inclusive. All six layouts have a work-from-home nook. Going by their room sizes, the 2 BHK type A is the 825 sq ft home (B and C are 725 sq ft) and the 3 BHK type B is the 1,000 sq ft home (A and C are 1,100 sq ft).

All three have two toilets and a 3'6" wide dry balcony. Type A has the widest living room and a second balcony off the main bedroom; types B and C share a layout and differ in the kitchen and entrance lobby.

Taking the ends of each range together, the all-inclusive cost works out to roughly ₹12,000 to ₹12,500 per sq ft of carpet area for both types. Since the price includes taxes and charges, the agreement-value rate will be lower. The lower end of each range is for the smaller home, so ask for a flat-wise cost sheet once the project registers with MahaRERA.
2 BHK or 3 BHK?
- 2 BHK: under ₹1 crore all inclusive, enough for a couple or a small family, with a WFH nook that saves a bedroom for guests.
- 3 BHK: about ₹30 to 40 lakh more for a third bedroom, a third toilet, a bigger living room and two balconies, a better fit for families or for two people working from home.
