How usable area is built up
Total usable area adds five things to the RERA carpet area: an enclosed balcony, an ACPR area for the air-conditioning units, an exclusive service area, a share of the common service area and a share of the common passage. Take office 104 on the first floor: 240 sq ft of RERA carpet, 86 sq ft of enclosed balcony, 69 sq ft of ACPR, 11 sq ft of exclusive service area, 126 sq ft of common service area and 41 sq ft of passage, a total of 573 sq ft.

The fourth and ninth floors are refuge floors, so they have slightly different layouts. The 430 and 525 sq ft offices on the fourth floor fall below the 573 sq ft starting size the developer is now quoting, so ask whether they are still on offer.
Small offices: floors 1 and 2
The first and second floors each have four offices off a 6 ft wide passage: three compact units of 573 to 691 sq ft usable and one larger 1,160 sq ft office. The compact units are the entry point, from about ₹2 Cr.
Two offices per floor: floors 3, 5 to 8 and 10
These floors have just two offices, of 1,115 and 1,927 sq ft usable, which together make the 3,058 sq ft floor plate the developer quotes. A company that buys both gets the whole floor.
How to compare prices
Because usable area includes balconies and shared areas, the price per sq ft on usable area always looks lower than on RERA carpet. At ₹2 Cr, a 573 sq ft usable office works out at about ₹34,900 per sq ft of usable area but about ₹83,300 per sq ft of RERA carpet.
